Commissioned by the City of Westminster, this study provides two development scenarios for the property at 7285 Newton Street. The first option accommodates six row houses and the second explores a 16-unit apartment building with and elevator and covered parking garage. 7285 Newton - a lot of approximately 100 feet by 170 feet (17,000 s.f.) - is located on Newton between 72nd Avenue and 73rd Avenue. It lies within the transitional area between the 72nd Avenue mixed-use corridor and the residential neighborhood to the north. It is surrounded by non-residential uses to the west, multi-family complexes to the north and east, and limited single-family houses to the south.

Sixteen apartments of various sizes are accommodated in a three-story apartment building with an elevator. Parking is provided beneath the building in a garage that is partially (~6 feet) below grade.
Although all units are accessible via the elevator and central hallways, the ground floor units have secondary access directly from the sidewalk.
The connectivity between the ground-floor units and street-level activities will help to create life in the sideyards, which are well-sized and well-articulated. Ample porches and balconies are provided for each unit. These outdoor living spaces are well-integrated with the living and dining spaces and are likely to be well-utilized and loved.
24 parking spaces are provided in the garage. An additional 6 surface parking spaces are accessed directly from the alley.
