The Railyard at Leadville Phase 1 PUD provides a residential density which allows up to 160 dwelling units. The site plan is organized in such a way as to create a gradient of density that lowers as it moves away from the commercial blocks. Mixed use buildings transition to apartment buildings and compact townhomes at the entrance to the site.  As you move towards the interior, townhomes give way to duplex and single family homes with larger lots, providing a variety of housing and lifestyle options.

The Railyard at Leadville Phase 1 PUD utilizes transects and lot types to govern land uses and building forms throughout the neighborhood.  The transect approach is designed to allow for some flexibility within the development such that a gradient of uses and densities can be generated, rather than an abrupt transition between commercial and residential.  Each transect allows for a variety of different but compatible lot types.  The lot types further govern building size, lot coverages, set backs, building height and uses.

Similar to the Railyard at Leadville zoning philosophy, the street grid and street sections are designed to compliment the gradient of uses and densities that form the heart of this PUD design.  The street sections narrow as you move east through the neighborhood, providing quieter, calmer streets as the density decreases and the neighborhood transitions from commercial to mixed use to fully residential.  Alleys are utilized to provide rear access to homes wherever possible, moving vehicular traffic away from primary pedestrian corridors and allowing for minimal curb cuts at the front of homes.  This design strategy allows for prominent front porches, comfortable pedestrian walkways, continuous street trees, and promotes neighborly interactions.  At the same time, parking opportunities for visitors and guests are increased along the streets, while services such as trash pick up and utility monitoring can be shifted to the alleys.

ARCHITECTURE


Homes for the Railyard at Leadville are designed to be simple and timeless.  The massing and scale take cues from the traditional buildings of Leadville and the town's rich mining history.  The primary features of buildings emphasize public spaces and encourage neighborly interaction through orientation, articulation and subdued detail.

In an appealing and friendly neighborhood, the total effect created by all of the buildings along a block face is as important as the character of each individual building. Many well-loved and exemplary neighborhoods derive their character from the simplicity of their architectural forms. Houses at the Railyard at Leadville are encouraged to emphasize a simple primary architectural form with supporting articulations.  An articulation can be defined as one of the following: a horizontal or vertical offset, a dormer, a porch, or an entry feature with a well-sized awning element.
