The townhouse products are dispersed throughout the site.  They are tuck-under buildings with garage access at the alleys.  The continuous facades give strong definition to the streets and greens that they face while bays and porches break up the larger massing.  Pitched roofs help to define the character of the neighborhood, provide interest, and they allow sunlight to reach the public spaces (sidewalks, streets and greens).  The site plan above shows where all townhouses will be located.

The project calls for four townhouse compositions: the 3-Unit, 4-Unit, 5-Unit and 6-Unit buildings.  Their specific locations are labeled in the site plan.  Elevations and floor plans for these buildings are shown on the following pages.  The building character takes its queues from the mountain vernacular of the site and surrounding area.  Proposed materials include horizontal siding, board & batten, and metals. The project also calls for three townhouse floor plan types.  Two of these floor plans are for affordable units and the third floor plan type is for a market rate unit.  Affordable products will include a 3-bedroom, 2-bathroom unit (1,367SF) and a 4-bedroom, 2-bathroom unit (1,507SF).  The market rate product is a 4-bedroom, 3-bathroom unit (1,627SF).

Buildings have been composed with the market rate products at the ends of each building. The lowest level of every unit has the same footprint, making the foundations cost effective and simple to construct.

This unit is often used at the center of a building.  In three cases (4-unit composition buildings), it is an end unit with windows on three sides. This unit has been designed to take advantage of solar access, views, and outdoor living  opportunities at both the front and the back.  It has a gracious front porch that faces either a street or green and a large rear porch that allows for dining activities to spill outdoors during warm weather.  The front porch will give a vibrant sense of life that activates the public spaces and encourage neighborly interactions.  The dual orientation of this unit gives the plan the flexibility to be used at various locations across the site. The unit is accessed either through a tuck-under garage with an entry space and closet, or through the front porch.  Kitchen, living, and dining rooms are located on the second floor, the same level as the front entry.  One bedroom and one full bath are located on the second floor.  Two bedrooms are on the third floor, along with a full bath and a large laundry room.

The Uphill Single-Family Houses are located in Phase 2 of the Discovery Project.  This unique product gets its name from the lot types for which it is designed; lots with vehicular access at the low side of a sloping site.  The Uphill Houses respond to site conditions with living spaces above the garage. The garage and foundation create a retaining wall and structure that supports the floors above.  Uphill lots occur in predominantly two orientations; with the garage facing north or the garage facing south.  Each house has been designed to function well in both site conditions by taking advantage of solar access, views, and outdoor living opportunities at both the front and back of the building.
