This study was commissioned by Brookfield Homes for Rooney Ranch, a mixed-density residential neighborhood located in Jefferson County on the fringes of Denver, Colorado. The plans shown are for high-density single family homes that open onto shared green courts and take advantage of side yard use easements.
Most of the homes at Rooney Ranch are a full three stories to achieve higher density. However, the green courts are raised up one story to maintain a pedestrian-scale of two stories at the front of the homes. The lowest level provides tuck-under garages for each home. Alternate plans are also provided for flat sites. In addition to the shared green court, side yard easements and elevated terraces provide ample private outdoor space for each home.
