About Us

Founded in 2010 by Ronnie Pelusio and Korkut Onaran, Pel-Ona Architects & Urbanists believe that our individual lifestyles and our global environment can benefit from compact, walkable, mixed-use, mixed-income and transit-oriented communities.

Ronnie’s detail-oriented hands-on approach to architecture and Korkut’s years of experience in urbanism and planning create a strong alliance. Their experience and knowledge of building types enable them to address the “missing middle” at a scale where good urbanism is created between site planning and architecture.

Pel-Ona’s unique blend of hand-drawn imagery, computer-aided design, knowledge of urban building types and strong community connections allows Ronnie and Korkut to communicate their vision of walkable, thriving, timeless urban design in clear and concise guidelines and standards.

The team has years of experience in providing master planning, crafting development codes, revising zoning ordinances, guiding developers through the entitlement process, running public workshops, representation in public hearings, preparation of marketing materials, urban design, landscape design, architecture, and construction management. We offer consultation and documentation throughout these processes. We have been involved in many public engagement and design review processes.

Our Expertise

Architectural & Urban Planning Design

Our broad understanding and background with various building types enables us to quickly develop community plans that combine climate sensitive site planning solutions with diverse building types.

Codes & Standards

Mindful codes, standards and guidelines are the language we speak to create good urbanism. We explore innovative tools to address the specific issues of each context, for each zoning code we revise or development code we craft.

Neighborhood Planning

Our work exemplifies that good plans create strong communities. We believe in the power of the simple principles of good urbanism. Our clarity of purpose helps us craft plans efficiently and effectively.

Affordable Housing Design

Our design combines exuberance and rigor, modernism and urbanism. With each project, whether urban or rural, we consider the larger framework in which the building fits—the living context.
